The initial site assessment was undertaken in accordance Chartered Institute of Ecology and Environmental Management (CIEEM) Guidelines for Preliminary Ecological Appraisal focusing on plant communities, habitats and United Kingdom and European protected and invasive species.
The 1.2 hectare site was set within an industrial area and had recently been used as a storage and operations area for the construction of an adjacent concrete batching works. This recent disturbance had left just three distinct habitat types; bare earth from recent construction activity, undisturbed grassland and a wet marshy area associated with a defunct drainage channel.
There were no ecological constraints to the development of the land and the project successfully received planning.
